En Derecho alemán, la adquisición de la propiedad por el comprador de un inmueble no se produce con la mera conclusión del contrato de compraventa en escritura notarial entre el vendedor y el comprador, sino que, para ser efectiva, necesita, además, el consentimiento entre las dos partes sobre la transmisión de propiedad y la inscripción de esa transmisión en el registro de la propiedad.
Under German law, ownership of immovable property cannot be acquired directly as a result of a notarially recorded contract of sale between seller and buyer. If title to the property is effectively to pass to the buyer, it is also necessary for the two parties to conclude an agreement that ownership is to be transferred and for that transfer to be registered in the Land Register.
